Installing a new door or window
You choose and buy the door, and we install it. An entry door install covers preparing the threshold, fitting new weatherstrip and mounting the hardware. If the opening needs framing changes to take the new unit, that part is priced separately, and you know about it before we begin.
For windows, we take out the old unit and install your replacement, either a sash kit or a full-frame window. Interior trim and exterior caulking are part of the job, so the window is sealed and finished when we leave rather than waiting on a second trade.
Buying the unit yourself keeps the choice of brand, style and budget with you, and the manufacturer warranty on the product stays in your name. Our workmanship warranty covers the installation on top of that.
Sticking doors, stiff sash and older windows
Wood takes on moisture in a humid Virginia summer and gives it back once the heat comes on in winter. A door that shut easily in March can rub the frame by July. In a house that has settled, the frame itself can drift out of square until the latch no longer meets the strike. Most of these doors can be adjusted back into line rather than replaced.
Many older homes in downtown Fredericksburg still have their original double-hung windows. Decades of repainting can glue the sash shut, and a broken sash cord leaves a window that will not stay up. We repair sticky sash and replace sash cords. A sound original window is usually worth repairing, and we will not push you toward replacement.

Sealing drafts around doors and windows
The sealant around the outside of a door or window frame breaks down with sun and seasonal movement. Once it cracks, air comes through and water can work in behind the trim. Maintenance caulking means stripping the old caulk, prepping the joint and re-sealing the whole perimeter with a paint-prep grade sealant you can paint over.
Weatherstripping is the other half of a draft. If you can see daylight around the edge of a closed door, the weatherstrip is worn or flattened and cold air is getting in. Caught early, both fixes also protect the wood around the opening. Left too long, water behind the trim is how sills and frames start to rot.
How door and window work is priced
Installing an entry door, a patio door, or new storm door locks each has a flat published price for fitting a unit you supply. Window installation and maintenance caulking have starting prices, because the number and size of openings change the work, and larger caulking jobs are priced on scope. Where a service lists materials separately, they are itemized on your quote.
Work that is not on the price list, like adjusting a sticking door or freeing a painted-shut sash, gets a written quote before we start. If we find something unexpected once the old unit is out, such as soft wood in the rough opening, we stop and re-quote before going further.

- Do you supply the door or window?
- Our installation prices are for a door or window you supply. That keeps the product choice, and its manufacturer warranty, with you. Tell us about the opening before you order and we can talk it through.
- My door sticks every summer. Does it need replacing?
- Usually not. Seasonal swelling and a house that has settled are the common causes, and most doors can be adjusted so they close and latch properly again.
- Can you repair my original wood windows instead of replacing them?
- Yes. We repair sticky sash and replace broken sash cords. If the window is sound, repair keeps the house in character and usually costs less than replacement.
- What if the new door does not fit the opening?
- Framing changes to fit a new unit are priced separately and agreed before work starts. Anything structural, like widening an opening in a load-bearing wall, is outside our scope and we will refer you to someone who does it.
- Is re-caulking worth doing before winter?
- Yes. Fall is a good time to reseal exterior door and window perimeters, before the cold arrives. It is also part of our winter prep packages.
